GUIDANCE IN ENGLISH & SPANISH

First-time home buyers in Georgia: a clearer path

A first home starts with a plan you can understand. Work through your budget, financing questions and property priorities with Jennifer in English or Spanish.

Start with a comfortable monthly number

Before choosing a maximum purchase price, write down the monthly payment that fits your actual life. Include property taxes, homeowners insurance, any association dues and a repair reserve alongside principal and interest. Keep a separate estimate for cash needed before and at closing. A lender’s approval ceiling does not have to become your spending target.

Build a short list of the features you use every day: layout, work space, parking, outdoor maintenance and access to your regular destinations. Tour homes with that list in hand. Jennifer can help compare the differences that matter without treating the largest house or the highest price as the automatic winner.

Ask about Georgia Dream and local assistance

Georgia Dream is administered by the Georgia Department of Community Affairs and works through participating lenders. Ask a participating lender which current product fits your household, property and financing plan. Assistance is not automatic, and program terms may include repayment obligations rather than an unconditional gift.

Before counting any assistance toward an offer, verify the current program name, amount, income limit, purchase-price limit, education requirement, available funding and repayment terms. Ask about local city or county programs separately; an address may be outside the jurisdiction even when its mailing label uses the same city name.

Make financing and property checks work together

Ask your lender for a written estimate and a clear list of documents to supply through its secure portal. Compare more than the interest rate: points, fees, mortgage insurance, cash to close and the treatment of taxes and insurance all affect the decision. Confirm the property type is acceptable for the loan you are considering.

Once a property is under contract, keep the contract deadlines in one place. Schedule inspections, review the disclosures and association documents, and ask qualified professionals about issues the general inspection does not cover. A lender’s appraisal is not a substitute for your own condition review.

Move toward closing with fewer surprises

Keep your lender updated about any planned job or financial changes. Review the final figures and ask why anything differs from earlier estimates. Verify payment instructions directly with the closing professional using a trusted phone number; do not rely on a last-minute email with new bank details.

Jennifer can coordinate your search and explain the next transaction step, while lenders, inspectors and the closing professional answer questions within their roles. Bring your questions early. A clear answer before a deadline is more useful than an assumption after it.

Your questions, answered.

Do I need to know my exact budget before we talk?

No. Start with your comfortable monthly range and timing. A lender will evaluate financing, and Jennifer can help connect the search to your priorities.

Is Georgia Dream money guaranteed?

No. Eligibility, funding, property requirements and the selected loan product must be confirmed by a participating lender.

Can we handle the search in Spanish?

Yes. Jennifer offers real estate guidance in English and Spanish. Ask the lender and closing provider which language services they offer.

Official resources

Financing is subject to lender review. Program terms and availability must be verified for your circumstances.
